7 Signs It’s Time to Renovate Your Landscape

High-quality landscapes rely on good design and regular maintenance; however, even the best landscapes benefit from a renovation over time. If your yard no longer reflects your vision for your home or shows any of these seven signs, it’s time to consider a landscape renovation.

Sign #1: Your Landscape Is Over 20 Years Old

Many Amarillo landscapes were installed decades ago, long before trees reached their full size. As trees mature, their root systems expand, canopies widen, and surrounding conditions change. Soil becomes more compact, roots begin competing with nearby plants, and irrigation lines may be pushed or shifted underground.

Light conditions also change dramatically over time. What was once a balanced landscape can slowly become mismatched as trees grow larger and affect everything around them. A landscape renovation allows the design to be adjusted so it works with the property as it exists today, not how it looked when it was first installed.

Sign #2: Your Plants Are Leggy, Overgrown, or Half-Dead

Do you have leggy plants that aren’t supposed to be leggy? Good news: this is one of the clearest signs. Less good news: your landscape is likely struggling. Plants stretch toward light when conditions are no longer ideal, resulting in thin growth and weakened structure. Others may be overgrown, crowding walkways and planting beds.

When plants have been in place for many years, replacing individual plants rarely solves the problem. Renovating planting beds allows for spacing, plant selection, and layout to be corrected, enabling plants to grow as intended and restoring a balanced landscape.

Sign #3: Your Sun Plants Are Now Growing in the Shade

As trees grow, areas that once received full sun may now be partially or fully shaded. Sun-loving flowering plants often struggle in these conditions, becoming sparse, weak, or producing fewer blooms.

A landscape renovation addresses this by reassessing light conditions across the property and selecting plants that are better suited to the space. Adjusting plant placement ensures the landscape looks intentional and performs well long term, helping you get the most value from your landscape investment.

Sign #4: Your Irrigation System Is Aging or Constantly Being Repaired

Older irrigation systems often struggle to keep up with modern landscapes. As trees mature, roots can press against pipes, leading to leaks, breaks, and inconsistent coverage. Systems designed decades ago may no longer align with updated planting beds, patios, or hardscaping.

In many cases, irrigation issues are not immediately visible.

Leaks often occur below the surface, meaning you may not notice a problem until the system is inspected or your water bill begins to climb. Frequent repairs or unexplained increases in water usage are often signs that the system needs to be updated as part of a larger renovation. Upgrading irrigation improves efficiency, reduces water waste, and supports healthier plant growth across the entire property.

Sign #5: Your Concrete Is Cracking, Flaking, or Breaking Down

Concrete walkways and patios naturally deteriorate over time, especially given Amarillo’s freeze-thaw cycles. Cracks, flaking surfaces, and uneven areas can become both a safety concern... and an eyesore (we’re sorry, but it’s true).

Many homeowners choose to replace aging concrete with pavers during a renovation. Pavers are installed as individual units rather than a single slab, allowing them to flex with temperature changes instead of cracking like concrete. This makes them more durable long-term and a smart upgrade for established properties. (We also think they look prettier than concrete.)

Sign #6: Your Outdoor Lighting Is Insufficient

Outdoor lighting is an essential part of a well-designed landscape. Proper lighting improves visibility, enhances security, and makes outdoor spaces more usable after dark.

Lighting can also act as a subtle boundary, discouraging unwanted activity and helping define where people should and should not walk at night.

Lighting becomes increasingly important as homeowners age. As we age, our eyes take longer to adjust when moving from bright indoor spaces to darker outdoor areas, and well-placed lighting helps make that transition safer and more comfortable.

Modern low-voltage lighting systems allow for zoning, dimming, app-based control, and even color adjustments, offering both function and flexibility without significantly increasing energy use.

Sign #7: Your Landscape No Longer Matches the Quality of Your Home

In well-maintained neighborhoods, landscaping plays a major role in curb appeal and property value. Over time, random additions may work temporarily, but without professional planning, those small changes often lead to many of the issues listed above.

A landscape renovation helps bring everything back into alignment. Addressing design, infrastructure, and layout together allows the landscape to better reflect the quality of the home and prevents future problems from compounding.
